  • The creation of 1500 m2 ‘high end bespoke’ office space.
  • Refurbishment and CAT A and CAT B fit out of existing office floor.
  • The demolition of the existing roof and removal of ancillary services and the complete new build construction of two floors and new roof including the full CAT A and CAT B fit out of the floors.
  • All works carried out in a ‘live tenanted’ building below including a public house and restaurant on the ground floor. All requiring very careful coordination and liaison with tenants to ensure no disruption caused to their businesses.
  • Lightweight steel frame and joist construction.
  • Curtain walling to full façade.
  • Mechanical, electrical and public health installation to new floors including roof top plant and interfacing into existing system.
  • Roof construction using bespoke laid to falls insulation and single ply membrane system.
  • Removal of existing lift, extension of lift shaft and installation of new higher capacity lift.
  • Installation of precast concrete staircases to two cores.
  • Logistically challenging location close to Old Street roundabout.
  • Due to the constraints of the site no static crane could be employed. All lifting had to be carried out by mobile cranes.
  • Communication and liaison with existing tenants, neighbours and party wall matters including a public house on the ground floor all remaining live and open during construction phase.
  • Responsible for the design and its full coordination. Ensuring it achieved the Client expectations in terms of budget, time and quality. Executing and achieving sign off all Third Party matters such as Party wall awards, existing tenant requirements, planning, statutory authorities, bream requirements and building control.
